Calculation assumptions
- The calculation covers a home (or a residential unit, a parking space) in mainland France, outside derogatory regimes: departmental exemption or allowance for first-time buyers, purchase by a property dealer, the Île-de-France regional tax on business premises, the fee scales and VAT rates of the overseas departments. Freely negotiated fees and fee discounts are not modelled.
- Disbursements — sums the notary advances on behalf of the buyer (planning documents, cadastral extracts, mortgage register statement, surveyor…) — are not estimated: no official scale sets them, they depend on the file.
- The furniture entered is deducted from the base of every item (duties, land registry contribution, notary's fees). This deduction requires that a separate price be stipulated for it in the deed and that it be listed and valued item by item; otherwise duties are levied on the full price at the property rate.
- The “new-build” regime corresponds to buying a new home, or one sold before completion, from a professional in a sale subject to VAT: land registration tax at the reduced rate of 0.7%, with no municipal tax. The VAT included in the sale price is not a notary fee and is not computed here. A recent home resold by a private individual falls under the “existing” regime.
- The departmental duty rate is the one voted by the department where the property is located: 4.5% in most cases, 3.8% in a few departments, up to 5% under a temporary resolution (except for a first purchase of a main residence). The engine applies the rate entered without knowing the department.
