Sources and assumptions

Calculation assumptions

  • The calculation applies the lending criteria of the French High Council for Financial Stability (HCSF): a debt-service ratio of at most 35% and a term of at most 25 years. Banks may depart from them within a flexibility margin of 20% of their quarterly production: the result is a reference ceiling, not a loan offer.
  • Income is the household's net monthly income before tax; charges are the monthly payments of all current loans, whatever their nature. The haircuts banks apply to rental income and the exclusion of exceptional income are not modelled: enter stable income.
  • The nominal rate, the term and the insurance rate are input assumptions, not constants: the suggested defaults are orders of magnitude to replace with those of your offer.
  • Borrower insurance is counted within the maximum monthly payment, at a constant annual rate on the initial capital. At 0%, capacity is overstated: real insurance reduces the borrowable capital.
  • The deferred amortisation tolerated up to a 27-year term (off-plan purchase, major works) and bridging loans, excluded from the debt-service ratio under conditions, are not modelled.
