Sources and assumptions
Calculation assumptions
- This calculator hard-codes no statutory rate: the interest rate, term and insurance rate are your inputs. The default rate is a starting value, not the market rate — replace it with the one in your offer. Hence no reference year on this page.
- Borrower insurance is computed on the initial principal (constant premium): insurance on the outstanding balance gives decreasing premiums, not modelled here.
- Fixed-rate loan with constant instalments, no deferral or step. The APR (TAEG) and ancillary fees (arrangement, guarantee, broker) are not computed: the total cost shown covers interest and insurance only.
- The monthly payment is rounded to the cent; total interest is that of equal instalments. The bank's schedule adjusts the last instalment by a few cents.
