Worked example
Chiara's bill
Chiara's lease is residential, with rent of €7,200 and year-by-year payment. On registration she pays 7,200 × 2 % = €144 of registration tax. The text runs to four pages and, for the copy to be registered, one €16 stamp is enough. She leaves registration having paid €160, with the 2027, 2028 and 2029 instalments still to come.
Practical case
Two stays with the same guest
An owner lets his flat to the same travelling professional for eighteen days in March and fifteen days in October, under two separate contracts. He believes neither needs registering, since each lasts less than thirty days. Is he right?
Hint: Reread how the thirty-day limit is counted: per contract, or per pair of parties over the year?
Show the solution
The exemption covers residential lets that do not exceed thirty days in total over the year between the same parties. Eighteen plus fifteen makes thirty-three days with the same tenant: the threshold is crossed and the exemption does not apply. The owner must therefore register, within thirty days of signing, or of the start date if earlier.
Answer: No: thirty-three days in total exceed the threshold
Practical case
The lease signed late
A residential lease starts on 1 September 2026, but the parties sign it on 20 September. The owner thinks he has until the end of October to register it. By when must he register, and which tax codes would he use to put right a late payment on first registration?
Show the solution
The deadline runs from signing, or from the start date if earlier. The 1 September start date comes before the signing, so the thirty days are counted from it: registration must be done by 1 October. If he is late, the F24 Elementi identificativi carries the tax under code 1500, the reduced penalty under 1507 and the interest under 1508.
Answer: By 1 October; codes 1500, 1507 and 1508
Practical case
Stamp duty on a densely written lease
A lease takes up three written pages but runs to 250 lines in all. It is to be registered at the office in two originals. How many euros of stamp-duty labels are needed, reading the rule the way the ActioFin calculator does?
Show the solution
Stamp duty is €16 per four pages and, in any case, per hundred lines, for every copy to be registered. Three pages would call for a single stamp per copy, but 250 lines call for three, because the hundred-line mark is passed twice. Three €16 stamps for two copies make 6 × 16 = €96.
Answer: €96 of stamps
