FAQ — Stamp Duty — Residential Property (Ireland)
What are the stamp duty rates on a house purchase?+
1% on the first €1,000,000 of the price, 2% on the slice from €1,000,000 to €1,500,000, and 6% on any portion above €1,500,000. Each rate applies only to its own band, never to the whole price.
Does the 6% rate apply to my entire purchase price?+
No — only to the portion above €1,500,000. A price just over that line still pays 1% and 2% on the lower bands; only the excess is charged at 6%.
What does the effective rate in the results mean?+
The total duty expressed as a percentage of the full purchase price — a blend of the banded rates. It is always below the top band rate you touch, because the lower bands pull the average down.
