Worked example
The business operated, or the renewal lost
A craftsman has rented a workshop under a commercial lease for eleven years. He has carried on no activity there for four years, while still paying the rent, and asks for renewal. The right to renewal supposes the business was effectively operated during the three years preceding the expiry of the lease. Paying the rent does not stand in for operating: the condition is not met, and the regime no longer protects him.
