German building depreciation — 2, 2.5 or 3 percent, or 5 percent declining

The straight-line rate follows the completion date, not the purchase date: 3 percent for business buildings not used as housing and for buildings completed after 31 December 2022, 2 percent for completions from 1925 to 2022, 2.5 percent before that. New residential buildings on which construction started between October 2023 and September 2029 may instead be written down at 5 percent of the remaining book value.

Sources and assumptions

Calculation assumptions

  • The basis is the building alone: land does not wear out and its share must be taken out of the price beforehand.
  • For business buildings not used as housing, a planning application after 31 March 1985 and construction starting after 2000 are assumed; older cases fall under the transitional rule of EStG s. 52(15) and are not modelled.
  • Straight-line building depreciation is also pro-rated in the first year under EStG s. 7(1) sentence 4. Subsection (4) does not refer to that sentence expressly — this is a disclosed reading; for declining-balance depreciation, subsection (5a) sentence 5 applies it expressly.
  • A shorter proven actual useful life (EStG s. 7(4) sentence 2) is not taken into account.
