German condominiums: service charge, reserve, meeting

What belongs to separate ownership and what is common, why the community itself concludes contracts, and how costs are split by co-ownership share. The business plan, the monthly Hausgeld, the annual statement with its top-up payment, the asset report and the maintenance reserve, plus the priority of unpaid charges in a forced sale and what a tenant can be asked to bear. The second module covers convening the meeting, majority per head, challenge deadlines, structural alterations and who pays for them, and appointing and removing the manager. Two modules with case studies worked on the statute itself.

Figures are tied to dated, sourced tax constants. A module whose rules have changed is flagged for review, and is unpublished automatically beyond 90 days.

By the end of this course, you can…

These outcomes are the modules' own: the promise cannot say anything the course does not teach.

  • tell separate ownership from common property using the declaration of division, the division plan and § 5 WEG
  • place the community of owners as a legal person in its own right and understand each owner's proportional liability
  • calculate your share of costs from your co-ownership share and know when the meeting may adopt a different key
  • read the business plan, advance payments, annual statement and asset report and derive a top-up payment or a credit
  • as a landlord, see which parts of the Hausgeld can reach the tenant and which stay with the owner
  • distinguish a resolution from an agreement and know what the meeting may settle by majority
  • have a meeting convened on time and check the requirements for invitation, proxy and minutes
  • count majorities per head and challenge a defective resolution within the deadline
  • resolve or demand structural alterations and determine who bears their costs
  • place the manager's appointment, term, duties and removal and the role of the advisory board

What you take away
